Open plot boundary shifted 1.26 mtr. From one side of open plot by property developer and he want to do rectification deed for this shifting, is this right for future sales of same plot?

A rectification deed is generally intended to correct clerical, typographical, or minor errors in an existing document and should not ordinarily be used to substantially alter the identity, location, or boundaries of the property conveyed. If the developer has changed the layout and shifted your plot by 1.26 metres based on a revised layout that has not yet been approved by the competent authority, you should proceed with extreme caution. Undertaking the rectification deed in such a case would make things difficult in the future whenever there is a need to sell the property, undertake mutation or even seek financial assistance or confirm title, especially when the rectified design is not approved in future. Prior to undertaking the rectification deed, it would be advisable that you get the copies of the original plan, the revised plan, and the authority's approval for the same from a lawyer.
