► Damage happened due to short-circute in rental house. Estimation cost for preparing part of wood furnished, polish, coloring of Flat around 1 lac, who will bear it? More than 2 years staying.. prompt online rental paying.. No renewal of starting 11 months rental agreement.. mutual WhatsApp rental hike & further staying. Good relations till fire accident. Owner says that fire happened due to our mistake. Hence total repair is ours. Please suggest.

What was the terms of original agreement regarding repair? major repairs always be landlord. Get issued legal notice calling landlord to get repaired the wiring etc.

The answer to your question shall rest in the clauses of your rent agreement. If you do not have a recent one, then the clauses of the last rent agreement executed need to be looked into.

Prima facie all major repairs are borne by the Landlord. As such this repair should be borne by the landlord. 

 

To secure yourself, you can issue a representation and state the estimated costs which he is not repairing. Also state that if you repair the same, you shall adjust the costs with the payable monthly rent.
