Dear Sir,
If the land is truly ancestral and all legal heirs (including your aunts) have a share
Then your father cannot mortgage the land alone.
The bank or money lender will require all legal heirs’ consent or signatures.

How the property is ancestor? property owned by grand father is not ancestral property. If sister have no objection and if she gives her NOC in writing for mortgage then it is valid mortgage.
