Yes, you can by applying it in writing to the appropriate authority.

As it is a government institution it is advised to apply way in advance and then keep a regular follow up. Else, the application might not change tables.

Legal Remedies & Options for Khas Mahal Lease Land:

1. Lease Extension Application

You can apply for renewal of the lease through the Land & Land Reforms and Refugee Relief and Rehabilitation Department, Govt. of West Bengal.

The extension is not automatic and depends on:

Proper use of the land as per lease terms

No outstanding dues

No illegal construction or violation

2. Apply for Conversion to Freehold (Where Permitted)

In certain cases, the State Government permits conversion of long-term leasehold Khas Mahal land into freehold, especially for residential use or where:

The lessee has occupied and used the land as per the lease

The lease is nearing expiry

Government policy permits such conversion.

You’ll need to:

File a formal application with justification,

Pay conversion charges as per government rates, and

Comply with all zoning/building use rules.

3. Check for Policy Notifications

West Bengal has from time to time issued notifications (often via collector or Land Department circulars) allowing conversion of leasehold to freehold on case-to-case basis, especially for residential plots.

Yes, it can be. Approach the authority to know the formalities and policy required to get the land freehold.

Yes, lease extension is typically allowed. As the lease is expiring in February 2029, it is advisable to apply well in advance (at least 1-2 years prior). The competent authority is the Land and Land Reforms Department, Government of West Bengal. You will be asked to pay lease renewal charges and any arrears (if applicable). Freehold conversion of Khas Mahal leasehold land may be permitted on a case-by-case basis. There is no universal rule, but recent state policies (especially after 2020) have allowed conversion in urban areas and for long-term leaseholders under specific conditions.
